Tarrant County 2027 Reappraisal: What the End of TAD's Value Freeze Means

TAD's two-year reappraisal plan held most Tarrant County home values at 2024 levels, and only 2.6% of homes rose in 2026. 2027 is a reappraisal year: what changes, what it means for your bill, and how to protest your new value.

Tarrant County 2027 Reappraisal: What the End of TAD's Value Freeze Means

Key Takeaways:

  • TAD held most Tarrant home values at 2024 levels for 2025
  • Only 15,395 of 596,975 Tarrant homes (about 2.6%) rose in market value in 2026
  • Residential property is now reappraised in odd years, so 2027 brings the first new value since 2024 for most homes
  • 2028 is a hold year, so a wrong 2027 value can stick for two years
  • The 2027 protest deadline is Monday, May 17, or 30 days after your notice, whichever is later

If you own a home in Tarrant County, your 2025 and 2026 values probably didn't move. That was on purpose. In 2027, it changes. Here's what happened, what our data shows, and what to do when your notice arrives in April.

What TAD did: a freeze, then a two-year cycle

In 2024, the Tarrant Appraisal District (TAD) board adopted a reappraisal plan that changed how often homes are valued:

  • 2025: residential values were held at their 2024 final values. New construction and new improvements were still added.
  • After that: residential property is reappraised only in odd years, to line up with the state's property value study starting in 2027. Other property types are still reappraised every year.
  • The 5% rule: under the 2025–2026 plan, TAD must have clear and convincing evidence before a home's market value goes up more than 5%.

The board later adopted a 2027–2028 plan that keeps the two-year cycle, with reappraisal in odd years. That makes 2027 the first year most Tarrant homes get a new market value since 2024.

What the 2026 roll shows

We checked TAD's 2026 appraisal roll against 2025. Of 596,975 residential parcels with a prior-year value, only 15,395 went up in market value. That's about 2.6%. For everyone else, the number didn't change.

So when 2027 notices arrive, many homeowners will see three years of market change in one number. Some neighborhoods rose since 2024. Some cooled. A mass appraisal model catching up all at once is exactly when errors slip in.

What it means for your 2027 bill

  • Homestead owners: the 10% homestead cap still limits how much your taxable value can rise in one year. But a higher market value raises the ceiling the cap catches up to in later years. See the 10% homestead cap explained.
  • Rentals and second homes: no homestead cap. Every dollar of a jump is taxed.
  • Everyone: the value on your 2027 notice resets the starting point for 2028, which is a hold year. A wrong number could stick for two years.

How to protest your 2027 Tarrant value

  1. Watch for your notice in April. The deadline is May 15 or 30 days after TAD mails it, whichever is later. May 15, 2027 is a Saturday, so the regular deadline moves to Monday, May 17.
  2. Check the details. Square footage, bedrooms, baths, condition and lot size. Errors are the easiest reductions.
  3. Pull comparable sales near January 1, 2027. Use homes like yours in your neighborhood, not the 2024 sales the old value was built on.
  4. Use the right TAD website. In 2026, TAD ran two sites: the legacy site for the online value negotiation (informal review), and a new site, with a new account, for filing a formal protest. Check tad.org for how 2027 works before your deadline.
  5. If you don't settle, go to the ARB. The Appraisal Review Board hears your case and issues a written order.

FAQs

Is 2027 a reappraisal year in Tarrant County?

Yes. TAD's plan reappraises residential property in odd years, so most homes get a new market value in 2027 for the first time since 2024.

Why didn't my Tarrant County home value change in 2025 or 2026?

TAD held residential values at 2024 final values for 2025, and 2026 was a hold year under the two-year cycle. New construction and new improvements were still added.

When is the 2027 Tarrant County protest deadline?

May 15 or 30 days after TAD mails your notice, whichever is later. May 15, 2027 is a Saturday, so the regular deadline moves to Monday, May 17.

Should I protest my 2027 Tarrant value?

If the new value is higher than what similar homes near you sold for around January 1, 2027, or higher than similar homes are valued, yes. 2028 is a hold year, so the 2027 value may carry forward.
