Austin has the highest median home value of the three big Texas metros we cover, and its city rate changed mid-year: voters rejected the higher rate in November 2025, so the 2025 rate fell to the voter-approval rate.

Your Austin tax bill is several separate taxes added together. Each taxing unit sets its own 2025 rate per $100 of taxable value. For a home in Austin ISD:

  • City of Austin: $0.524017 per $100 (source)
  • Travis County: $0.375845 per $100 (source)
  • Austin ISD: $0.925200 per $100 (source)

Total of the units listed: $1.825062 per $100 (about 1.83% of taxable value), before exemptions. Central Health (hospital district) and Austin Community College also tax most Austin homes; their 2025 rates aren't listed here. Some neighborhoods also pay a MUD or PID.

Homestead exemption: Texas school districts must exempt $140,000 of a homestead's value, plus another $60,000 for owners 65 or older or disabled (Texas Comptroller). At Austin ISD's rate, the $140,000 exemption takes about $1,295 a year off the school portion. Homestead appraisal increases are capped at 10% a year, plus new improvements.

Which appraisal district handles your home

Austin spans more than one county, and your appraisal district depends on the county your home is in, not your mailing address. Your Notice of Appraised Value names the district.

  • Travis County side: Travis Central Appraisal District (TCAD), traviscad.org
  • Williamson County side: Williamson Central Appraisal District (WCAD), www.wcad.org
  • Hays County side: Hays Central Appraisal District, hayscad.com

How the protest process works

How to protest your Austin property taxes with TCAD

  1. Read your notice. TCAD mails Notices of Appraised Value in spring. Values are set as of January 1.
  2. File by the deadline. For 2027: Monday, May 17, 2027 (May 15 falls on a Saturday), or 30 days after your notice was mailed, whichever is later. You can file through TCAD's online portal (traviscad.org/portal), by mail or in person.
  3. Build the evidence. Use comparable sales (market value) and comparable appraisals (unequal appraisal), plus photos and repair bids for condition issues. Austin's value swings by neighborhood are large, so comparable sales from your own subdivision carry the most weight with TCAD.
  4. Informal review. Many protests settle with a TCAD appraiser before a hearing.
  5. ARB hearing. If not settled, the Travis County Appraisal Review Board hears your case. After that, you can choose binding arbitration, SOAH or district court.

Homes on the Williamson or Hays County side follow the same steps with that county's appraisal district.
