TRIM Notice

?

The TRIM notice β€” Truth in Millage β€” is mailed each August by your county Property Appraiser. It is not a bill, which is why so many owners set it aside.

It shows your property's just value, your assessed value after caps, your exemptions, the proposed millage rates, and the date your appeal window closes.

That window is roughly 25 days from the mailing date, and the exact deadline is printed on the notice itself. It is the shortest appeal window of any state we serve.

Why it Matters for Your Taxes

The TRIM notice is the only document that tells you your deadline, and it arrives looking like junk mail in the middle of August.

It is also the document that shows the gap between just value and assessed value β€” the number that decides whether an appeal can actually lower your bill.

Example

A Boca Raton owner receives their TRIM notice in mid-August. The petition deadline printed on it falls in early September.

They have about three weeks to decide whether to request an informal review with the Property Appraiser, file a petition with the Value Adjustment Board, or do nothing. Missing the date means the value stands for the year.
