Is TaxDrop available in Webb County?

Not yet. TaxDrop Pro (full service, 1% of the reduction) covers 17 Texas counties and TaxDrop One ($129 per property per tax year) covers 43. Webb County is not on either list, so we do not file or represent anyone at the Webb CAD Appraisal Review Board (ARB). You can still use our free estimate to check whether your appraisal looks high, then protest on your own using the steps below.

How to protest your Webb County property taxes yourself

  1. Read your notice of appraised value. Webb County Appraisal District mails notices in the spring. Check the market value, exemptions and property details.
  2. File by the deadline. May 15, or 30 days after the appraisal district sends your notice of appraised value, whichever is later. In 2027, May 15 falls on a Saturday, so the deadline moves to Monday, May 17, 2027. Use the date on your notice.
  3. File the protest. Use Webb CAD's online protest option if it offers one, or send Comptroller Form 50-132 (Notice of Protest). A written notice that identifies you, the property and what you disagree with also counts.
  4. Gather evidence. Recent sales of similar homes, equity comparisons, photos and repair estimates.
  5. Try the informal review. Many districts offer an informal meeting with an appraiser and may offer a settlement.
  6. Go to your ARB hearing if needed. You will get at least 15 days' notice. You can attend in person, by phone or video, or send a sworn affidavit.

What evidence works

  • Sales of comparable homes near the January 1 valuation date
  • Unequal appraisal: similar homes appraised lower than yours
  • Photos and contractor estimates for repairs or defects
  • Closing documents if you bought recently

The ARB decides market value and unequal appraisal, not whether your taxes feel too high.

After the ARB

If you disagree with the ARB order, you can petition district court within 60 days, or request regular binding arbitration (homesteads or property valued at $5 million or less) or a SOAH hearing (over $1 million).

Common Mistakes

  • Missing the May 15 Deadline - File by May 15 or within 30 days of receiving your notice, whichever is later. Missing this limits your options.
  • Not Using Texas-Specific Comparable Sales - Use recent sales of similar properties in Webb County. Out-of-area or outdated comps won't be persuasive.
  • Skipping the Informal Review - Meeting with the appraiser before the ARB hearing often resolves protests faster and avoids formal hearing.
  • Protesting Based on Tax Amount - You must prove your property's market value is lower than the appraised value, not that taxes are too high.
  • Failing to Bring Evidence - The ARB requires documentation. Personal opinions without supporting data will result in denial.

How the Process Works

  1. Notice of appraised value arrives in the spring
  2. File your protest with Webb CAD by May 15 or 30 days after the notice (May 17, 2027)
  3. Informal review with an appraiser
  4. ARB hearing if you do not settle
  5. District court, arbitration or SOAH if you disagree with the ARB
