As Seen On

Grimes County holds roughly 8,022 owner-occupied homes, from Navasota, Anderson, Iola and Bedias out to the rest of the county, and Grimes Central Appraisal District puts a value on every one of them each year. It does that with mass appraisal - one valuation model applied to thousands of parcels at once.

The model is fast, and on most houses it lands close enough. On yours it might not. Nothing corrects it automatically. A protest is the only mechanism that moves an appraised value back down.

Two grounds, not one

Texas lets you protest on market value, on unequal appraisal, or on both at the same time.

Market value says your home would not sell for what Grimes CAD says it is worth. You prove it with recent sales of comparable homes.

Unequal appraisal says your home is appraised higher than a representative sample of similar Grimes County properties, adjusted for the differences between them. That ground is Texas Tax Code section 41.43(b)(3), and it can win a protest where the sales argument alone would lose.

Most owners argue only the first one. We build both and lead with whichever is stronger for your parcel.

What the numbers look like here

The median Grimes County home is valued at $226,600 and carries a property tax bill of about $2,480 a year - an effective rate near 1.09%. (U.S. Census Bureau, ACS 5-year estimates, 2023.)

You cannot argue the rate. Taxing units set that. You can argue the appraised value it gets multiplied by, and that is where the money is. Knock 10% off a median Grimes County appraisal and the bill drops roughly $248 a year - and it stays down until the district moves the value again.

The deadline is May 15

Grimes CAD mails Notices of Appraised Value in the spring, generally by mid-April. Your protest is due May 15, or 30 days after your notice is delivered, whichever is later.

Grimes CAD accepts protests through the online portal on its own site. You can also file on Form 50-132, the Property Owner's Notice of Protest. Texas charges no filing fee either way.

Many protests never reach a formal hearing. They settle at the informal review with a staff appraiser, which is exactly where a clean evidence packet does its work.

What TaxDrop does in Grimes County, and what you do

TaxDrop One is self-serve, and Grimes County is a One county. We pull your property record, run sales and equity comparables from public records and MLS data, and hand you a finished evidence packet: the value to ask for, the comps behind it, and the adjustments that justify them.

You file it. You keep every dollar of the reduction - we take no percentage of your savings.

It costs $129 per property, per tax year. Run your address before you pay anything. If the evidence says you are already appraised fairly, we will tell you so, and the right move is to keep your $129.

Common Mistakes

  • Treating May 15 as flexible - Late protests are accepted only in narrow circumstances. File by May 15 or within 30 days of your notice, whichever is later.
  • Arguing that the tax bill is too high - The protest is about appraised value. Rates are set by taxing units and are not protestable.
  • Using comps that are not comparable - Sales from a different market, a different age of home, or a different part of Grimes County get discounted fast. Adjust them or leave them out.
  • Skipping the unequal-appraisal ground - Section 41.43(b)(3) wins protests on properties whose market value is defensible. Raising only market value leaves it on the table.
  • Skipping the informal review - It is faster than an ARB hearing and it is where many Grimes County protests actually settle.

How the Process Works

Step 1: Read your notice
Grimes CAD mails your Notice of Appraised Value, generally by mid-April. Check the appraised value and the property details it is based on.

Step 2: Build the evidence
Pull comparable sales and comparable appraised values, and adjust them for size, age and condition.

Step 3: File by May 15
File online with Grimes CAD or submit Form 50-132 - by May 15, or within 30 days of your notice, whichever is later.

Step 4: Informal review
Meet with a staff appraiser and present your evidence. Many protests are settled at this stage.

Step 5: ARB hearing
If the informal review does not resolve it, present your case to the Appraisal Review Board, typically between May and July.

Step 6: Written order
The ARB issues a written order. A reduction flows into the tax bill you receive that fall.

FAQs

When is the Grimes County property tax protest deadline?

May 15, or 30 days after your Notice of Appraised Value is delivered, whichever is later. Texas allows late protests only in narrow circumstances, so treat May 15 as the date. Missing it generally means living with the appraised value for that tax year.

How do I file a protest with Grimes CAD?

Grimes CAD accepts protests through the online portal on its own site. You can also file Form 50-132, the Property Owner's Notice of Protest, with Grimes Central Appraisal District at 360 Hill Street (PO Box 489), Anderson, TX 77830, or call (936) 873-2154. Texas does not charge a filing fee for a property tax protest.

How much are property taxes in Grimes County?

The median Grimes County home is valued at $226,600 and pays about $2,480 a year, an effective rate near 1.09%, according to Census ACS 5-year estimates. Your own bill is your appraised value times the combined rates of the taxing units you sit in, minus any exemptions.

What evidence actually works in a Grimes County protest?

Recent sales of genuinely comparable homes, adjusted for size, age and condition, plus the appraised values of comparable Grimes County properties if you are arguing unequal appraisal. Photos and repair estimates help when the condition of your home differs from what the district has on file. Opinions without documentation do not move an appraiser.

Can I protest on unequal appraisal in Grimes County?

Yes. Texas Tax Code section 41.43(b)(3) lets you win by showing your appraised value exceeds the median appraised value of a reasonable number of comparable properties, appropriately adjusted. It is a separate ground from market value and you can raise both on one protest.

Does TaxDrop file the protest for me in Grimes County?

Not in Grimes County. Here TaxDrop One is self-serve: we build the evidence packet and you file it, for $129 per property per tax year with no percentage of your savings. Full-service representation, where an agent files and argues the case for you, currently runs in 17 Texas counties.
