  • Treating May 15 as flexible - Late protests are accepted only in narrow circumstances. File by May 15 or within 30 days of your notice, whichever is later.
  • Arguing that the tax bill is too high - The protest is about appraised value. Rates are set by taxing units and are not protestable.
  • Using comps that are not comparable - Sales from a different market, a different age of home, or a different part of Wise County get discounted fast. Adjust them or leave them out.
  • Skipping the unequal-appraisal ground - Section 41.43(b)(3) wins protests on properties whose market value is defensible. Raising only market value leaves it on the table.
  • Skipping the informal review - It is faster than an ARB hearing and it is where many Wise County protests actually settle.
